A Behind the Scenes Look at Kentucky Horse Country and a Place to Call Home
There’s something about horse country that just feels like Kentucky.
Maybe it’s the sight of horses grazing behind miles of fencing, the old barns scattered across the countryside, or those beautiful stretches of green that seem to go on forever.
Whatever it is, it’s one of the things that makes living here so special.
And if you’ve ever wanted to see a side of Kentucky’s horse industry that most visitors don’t get to experience, the Barn and Backside Tour at Churchill Downs is worth putting on your list.
See Another Side of Churchill Downs
When most people think of Churchill Downs, they picture Derby Day. The hats, the crowds, the Twin Spires, and some of the most exciting two minutes in sports all come to mind.
But there’s a whole other world behind the racetrack.
The Barn and Backside Tour takes you into the working area of Churchill Downs, where you can get a glimpse of what everyday life around the track is really like.
You’ll travel through the Backside, past the familiar green-roofed barns, while learning about the horses and the people who care for them.
During racing and training season, this area can be home to around 1,400 horses, along with hundreds of trainers, exercise riders, grooms, and other people who keep everything running.
For me, that’s what makes an experience like this so interesting.
The Kentucky Derby may be what the rest of the world sees, but horses are part of everyday life here in Kentucky. There are generations of families, farms, and communities connected to the industry.
The tour gives you a little peek behind that curtain.
Horse Country Isn't Just Something We Visit
One of the things I love about Kentucky is that you don’t have to go very far to find beautiful horse country.
Take a drive around Central Kentucky and you’ll understand what I mean.
Lexington, Nicholasville, Versailles, Midway, Georgetown, and the surrounding countryside are filled with farms, open fields, horses, and some truly beautiful scenery.
It’s also one of the things that surprises people when they start looking at homes here.
You can have a little breathing room without feeling completely disconnected from everything.
You can live on several acres, look out the window and see pasture instead of the house next door, and still be close enough to Lexington for dinner, shopping, work, or an afternoon at Keeneland.
That balance is exactly what brings me to a property I currently have listed in Nicholasville.
A Little More Room to Breathe in Nicholasville
2680 Adena Lane in Nicholasville is one of those properties that makes it easy to imagine a different kind of everyday life.
The home sits on approximately 11.75 acres, spread across two tracts, and is currently offered at $950,000.
There are six bedrooms, 2.5 bathrooms, and approximately 4,046 square feet of living space, so there’s plenty of room inside.
But for me, the land is a big part of the story here.
You have pasture, room for a garden, outdoor space to enjoy, a fire pit, and a private pool. There’s space to spread out and make the property your own.
And yet, you’re still approximately 15 minutes from Lexington.
That’s a combination that can be hard to find.
A Home That Gives You Options
Inside, the house feels like a home that was designed to actually be lived in.
The kitchen has plenty of cabinetry and counter space, along with a walk-in pantry. The primary suite is on the main floor, and the ensuite has been recently renovated with a soaking tub and walk-in tile shower.
Upstairs, there’s a large family room, a sixth bedroom, and additional partially finished attic space.
That extra space gives you options.
Maybe you need a home office. Maybe you want a game room, workout space, craft room, or a place for guests. One of the nice things about a home this size is that you don’t have to decide what every room needs to be before you move in.
You can make it work for your life.
It's the Lifestyle That Makes Kentucky Special
When people contact me about moving to Kentucky, they often start with a house.
They’ll tell me how many bedrooms they need, what price range they’re considering, or how much land they’d like.
But once we start talking, the conversation usually becomes about something bigger.
How do you want to live?
Do you want neighbors close by, or would you rather have some privacy?
Would you love enough land for a garden?
Do you dream about having animals someday?
Would you like to sit outside in the evening without hearing much besides the sounds of the countryside?
Do you want rural living but still need to be close to Lexington?
Those questions matter just as much as bedroom counts and square footage.
And that’s what I think properties like Adena Lane and experiences like the Barn and Backside Tour show so well.
Kentucky’s horse country isn’t simply something beautiful to visit.
For those of us who live here, it can be part of everyday life.
